If you have managed properties before, you’ll be aware of the intricacies of this role! There are plenty of potential headaches including legislation, emergency call outs, regular safety checks and general repairs/ upgrades. To be a landlord on top of a full time job is often not possible, especially if you live outside the area.

If we have a perfect tenant a lovely landlord and a maintenance free property then life would be so easy, unfortunately this is rarely the case!

Most properties require ongoing attention and Acorn provide regular property visits throughout the tenancy. We give feedback on general maintenance and aesthetic enhancements to ensure wherever possible that the property is always at its best. A well maintained property actually costs less to run for the owner as it means less empty periods. Any maintenance can be planned into the property life cycle to avoid unforeseen bills.

Our property management department co ordinate a large team of independent specialist contractors to ensure an efficient and cost effective maintenance and management service to our landlords. Our finance dept monitor the rent collection element and work closely with other departments to ensure arrears are always at a minimum. Landlords are kept informed and advised of any recommendations regarding the issuing of any legal notices or instructing of any third parties to help.

We have recently revised our referencing procedures in line with the current financial situation in the UK and that, along with our advanced rent collection and monitoring service has resulted in a significant decrease in overdue rents.

Our software will allow landlords to log on to our system and view their statements and maintenance history. This means our landlords can view their information 24/ 7.
